2) VIEW THE PRE-SCREENING ELIGIBILITY CRITERIA BELOW.
3) YOU ARE WELCOME TO DRIVE-BY TO SEE THE EXTERIOR OF THE PROPERTIES AVAILABLE.
4) AFTER COMPLETING THE ABOVE STEPS, IF YOU ARE INTERESTED AND BELIEVE YOU WILL QUALIFY WE WILL SCHEDULE THE IN-PERSON WALKTHROUGH.
5) AFTER YOU VIEW THE PROPERTY YOU WILL APPLY AND PAY THE APPLICATION FEE COMPLETELY ONLINE.
MASKS WILL BE REQUIRED BY ALL WHO ENTER THE PROSPECTIVE RENTAL UNIT.
ALL VACANT UNITS WILL BE THOROUGHLY DISINFECTED & TREATED WITH OZONE PRIOR TO THE MOVE-IN OF A NEW TENANT. THERE MAY BE A DAY OR TWO EXTRA REQUIRED FOR THIS TREATMENT PRIOR TO MOVE-IN. WE APPRECIATE YOUR PATIENCE AND UNDERSTANDING AS WE TRY TO KEEP OUR PROPERTIES SAFE FOR OUR TENANTS.

We do not manage property but will be happy to refer you to a qualified property manager in your area.
Here are a few things you should know:
-- We will allow you to exit your lease with a 30-day notice IF YOU USE US AS YOUR REALTOR to purchase and close on a new home. We will also rebate 1% of your purchase price to you. You can use this for closing costs, to buy down your rate or for new furniture!
--A Non-Refundable $40 Application fee for the initial applicant will be taken when your application is submitted. There is an additional $40 application fee on top of the initial fee for each adult over the age of 18. This is not a deposit.
--Properties are not held until your full deposit is received in certified funds (cashier’s check, cash or money order) after your application is approved. Upon approval a lease must be signed within 24 hours and the property will be removed from the market. If you do not occupy the property within 7 days from the start of your lease your deposit will be forfeited.
--A full-month's rent is required on the day of move-in. If you do not move in on the 1st day of the month, the second month's rent will be pro-rated and due on the 1st.
--Based on your application, individual circumstance and information obtained via your credit report, a Lease-Guarantee policy may may be required. You will know if this is a requirement and the cost/terms of said guarantee prior to signing a lease.
--We do not rent to convicted felons or those with criminal records pertaining to violence/assault or illegal drugs.
--We perform a credit and background check on every client over the age of 18.
--Pets are accepted only in some properties and a non-refundable $250 deposit is charged if approved. All pets must be fixed, housebroken and current on shots.
--Pet deposits are due the day your pet moves into the property.
--We do not accept Pit-Bulls, Rottweilers or cats as pets.
--We verify job and rental references.
--We require your gross monthly household income to be 3 times the amount of your rent in order to qualify for our rentals.
--ALL rentals are NON-SMOKING.
--Trash must be placed outside in trash receptacles provided by tenant.
--Parking only in designated areas. No parking in the yard of properties at any time.
