Here are a few things you should know:

  • We will allow you to exit your lease with a 30-day notice IF YOU USE US AS YOUR REALTOR to purchase a new home.
  • A Non-Refundable $40 Application fee for the initial applicant will be taken when your application is submitted.  There is an additional $10 application fee on top of the inital fee for each adult over the age of 18. This is not a deposit.
  • Properties are not held until your full deposit is received after your application is approved. Upon approval a lease is signed and the property will be removed from the market. If you do not occupy the property at the start of your lease your deposit will be forfeited.  
  • Pet Deposits are due the day the pet moves into your property. 
  • A full-month's rent is required on the day of move-in. If you do not move in on the 1st day of the month the second month's rent will be pro-rated and due on the 1st.
  • We do not rent to convicted Felons.
  • We perform a credit and background check on every client over the age of 18.
  • Pets are accepted on a CASE BY CASE basis and a non-refundable $250 deposit is charged if approved.
  • We do not accept Pit-Bulls or Rotweillers as pets.
  • We verify job and rental references.
  • We require your gross monthly household income to be 3 times the amount of your rent in order to qualify for our rentals.
  • All rentals are NON-SMOKING.
